Decked Out Christmas Lights
Effective Date: October 11, 2026
Welcome to Decked Out Christmas Lights. These Terms and Conditions explain our policies regarding Christmas lighting estimates, seasonal lighting leases, installation, payments, maintenance, cancellations, takedown, and storage.
By accepting a written quote or service agreement, customers agree to the applicable terms of that agreement and these Terms and Conditions, subject to their rights under applicable law.
1. Our Services
Decked Out Christmas Lights provides professional residential and commercial Christmas lighting services throughout Oakland County and Metro Detroit, Michigan.
Services may include:
- •Custom holiday lighting design and consultation
- •Roofline and architectural lighting
- •Tree, shrub, and landscape lighting
- •Walkway and entryway decorations
- •Wreaths, garland, and decorative displays
- •Professional installation
- •Covered in-season lighting maintenance

- •Seasonal storage
The specific services, materials, and display design for each project are identified in the customer's accepted quote.
2. Estimates and Pricing
Our project minimum is $700. Final pricing is based on the scope of your specific installation.
All estimates are customized according to the property's dimensions, installation complexity, lighting design, materials, and requested services.
Customers receive itemized quotes outlining their proposed lighting installation.
Additional work or changes requested after quote acceptance may result in revised pricing, subject to customer approval.
3. Seasonal Lighting Lease
Decked Out Christmas Lights operates a seasonal lighting lease program.
Unless a separate written purchase agreement expressly states otherwise, lighting products and decorative materials supplied through our lease program remain the property of Decked Out Christmas Lights.
Customers purchase the agreed seasonal lighting services and the right to use the leased display during the applicable season. They do not acquire ownership of the leased lighting materials.
Our seasonal program includes the services specified in the accepted quote, including installation, covered maintenance, scheduled takedown, and storage.
Future-season services and pricing require a separate agreement or renewal.
4. Deposit and Payment Terms
A deposit equal to 50% of the accepted quote is required when the customer accepts the quote.
The deposit secures the scheduled project and allows us to begin installation planning and material preparation.
The remaining 50% balance is due upon completion of the installation, unless the accepted written agreement states otherwise.
Additional services or approved changes may be billed separately.
Deposits and payments remain subject to applicable cancellation, refund, and consumer protection laws.
5. Scheduling and Installation
Installation dates are scheduled according to customer preferences, crew availability, project requirements, and weather conditions.
We make reasonable efforts to complete installations on agreed dates. However, dates may change because of severe weather, unsafe working conditions, material availability, or circumstances beyond our reasonable control.
We will communicate necessary changes and work with customers to establish a suitable alternative date.
Customers are responsible for providing reasonable and safe access to the areas necessary to complete the installation.
6. Weather-Related Rescheduling
Employee safety, property protection, and proper installation practices are priorities.
Decked Out Christmas Lights may postpone outdoor work during unsafe weather conditions, including high winds, ice, lightning, or other hazardous circumstances.
We do not charge customers an additional rescheduling fee when we postpone an installation because of unsafe weather.
If a suitable alternative installation date cannot be arranged, we will review the cancellation and refund options available under the accepted agreement and applicable law.
7. Customer Cancellation and Refunds
Customers should notify Decked Out Christmas Lights as soon as possible when requesting cancellation or rescheduling.
If an applicable federal or Michigan law provides a cancellation period, customers retain their full rights under that law, including any required refund.
- •Requests made eight or more calendar days before the scheduled installation will generally qualify for a refund, less reasonable, documented, nonrecoverable costs incurred for that project where legally permitted.
- •Requests made three to seven calendar days before installation will be reviewed based on work completed, costs already incurred, and reasonable losses arising from cancellation.
- •Requests made within 48 hours of installation will receive an individual review considering actual costs, committed resources, and whether the installation appointment can reasonably be reassigned.
For cancellations outside any legally required cancellation period:
A deposit is not automatically forfeited in full merely because a customer cancels.
Any retained amount must be consistent with the accepted written agreement and applicable law and must not constitute an unlawful penalty.
Refunds, when due, will be processed in accordance with applicable law and the payment provider's procedures.
8. Legal Right to Cancel Certain Transactions
Certain contracts entered into at a customer's residence or another covered location may qualify for a three-business-day cancellation period under Michigan's Home Solicitation Sales Act or the Federal Trade Commission's Cooling-Off Rule.
Other cancellation protections may also apply depending on the transaction.
Where required, Decked Out Christmas Lights will provide customers with the appropriate written disclosures and cancellation forms at the time of the transaction.
Nothing in these Terms and Conditions limits or waives cancellation or refund rights provided by applicable law.
Customers may contact us at Info@DeckedOutChristmasLights.com or (248) 413-8281 for assistance. Where a specific cancellation notice or delivery procedure is required by law, the applicable written cancellation instructions control.
9. Installation and Property Access
Customers agree to provide reasonable access to their property for installation, maintenance, and takedown.
Customers should notify us before installation of known hazards, damaged surfaces, electrical problems, restricted access areas, or other conditions that may affect the work.
Installation methods will be selected according to the lighting design and reasonably appropriate practices for the property.
If previously undisclosed conditions prevent safe installation, we may propose a revised installation approach, adjusted quote, or rescheduled service.
Any material change to the agreed project requires customer approval.
10. Electrical Requirements
Customers are responsible for providing suitable, functioning electrical outlets and circuits needed for the approved lighting display, unless electrical work is separately included in the written agreement.
Pre-existing electrical defects, insufficient electrical capacity, or unsafe conditions may require correction before installation.
Decked Out Christmas Lights does not provide electrical upgrades or repairs unless those services are expressly included in an agreement and performed by appropriately qualified personnel.
11. In-Season Maintenance
Covered lighting maintenance is included during the agreed seasonal display period.
Customers should promptly notify us of lighting outages, malfunctioning equipment, or other display issues.
We will coordinate service visits according to the nature of the issue, crew availability, weather, and safety conditions.
Maintenance coverage generally applies to leased lighting materials and installation-related issues within our responsibility.
Damage caused by unauthorized modifications, deliberate misuse, vandalism, animals, severe external events, or unrelated property conditions may require separate assessment and approval of additional charges.
Nothing in this section excludes rights or remedies that cannot legally be limited.
12. Customer Modifications
Customers should not independently remove, rewire, relocate, or alter leased lighting materials.
Customers should contact Decked Out Christmas Lights for assistance with repairs, adjustments, or display modifications.
Any requested changes to the approved design may require a separate quote.
13. Seasonal Takedown and Storage
Professional takedown and seasonal storage are included in the accepted seasonal lighting program.
Takedown appointments are coordinated following the holiday season, considering customer preferences, weather, and scheduling availability.
Customers agree to provide reasonable access for the removal of leased lighting materials.
Decked Out Christmas Lights will arrange storage of company-owned lighting materials according to its operating procedures.
Storage does not transfer ownership of leased lighting materials to the customer.
14. Property Protection and Responsibility
We aim to use reasonable care when installing, servicing, and removing lighting displays.
Customers should identify fragile surfaces, landscaping concerns, existing damage, or other property-specific risks before installation.
If property damage is suspected, customers should contact us promptly so the matter can be documented and reviewed.
Responsibility for damage will be assessed based on the facts, the accepted agreement, and applicable law.
Nothing in these Terms and Conditions excludes liability or consumer rights that cannot lawfully be excluded.
15. Changes to the Project
Requests for additional lighting, expanded coverage, design changes, or other services may require a revised quote.
Additional charges will be communicated for customer approval before the additional work is performed.
16. Commercial Projects
Commercial installations may require separate project specifications, site access arrangements, safety coordination, installation schedules, and payment terms.
Where a separate signed commercial agreement contains different provisions, that agreement will control to the extent permitted by law.
17. Customer Communications
We may contact customers regarding estimates, appointments, installation updates, maintenance, payments, and takedown scheduling.
Marketing messages are subject to applicable laws and communication preferences.
Our handling of personal information is described in our Privacy Policy: https://deckedoutchristmaslights.com/privacy-policy
18. Disputes and Customer Concerns
We encourage customers to contact us promptly regarding service concerns, billing questions, or disagreements.
We will make reasonable efforts to review concerns and seek an appropriate resolution.
These Terms and Conditions do not eliminate any legal remedy available to the customer.
19. Governing Law
These Terms and Conditions are governed by applicable Michigan law, subject to controlling federal laws and consumer protection requirements.
20. Updates to These Terms
We may revise these website Terms and Conditions as business practices or legal requirements change.
Updated terms will be posted with a revised effective date.
Changes do not retroactively modify an already accepted service agreement unless the parties agree or applicable law permits.
